A five level above-ground parking structure for 575 cars was constructed on the former surface parking of the adjacent Hayden Higuera creative office campus. Challenging geologic conditions required drilled piles up to 90' in depth to penetrate natural soil. The structural system was long span post tension concrete beams to maximize parking count and conform to 43' height limit. Rather than donate the 1% fee for art to the City, artist Chris Puzio was engaged to create a 75' long sculptural steel panel integrated with the perforated corrugated steel façade panels.

Key Accomplishments:
  • Administered a comprehensive RFP process to qualify and retain a Design Build General Contractor with their design team
  • Negotiated Design/Build Construction Agreement with shared contingency savings as an incentive to reduce sub-contractor buy out cost
  • Provided on-site construction administration from site demolition and excavation through to closeout
  • Reviewed pay applications, negotiated change orders to mitigate unforeseen subterranean conditions and submitted draw requests to the lender for payment
  • Reviewed architect and engineer design documents for coordination and conformance with program requirements
  • Took an active role in value engineering to reduce construction cost by material and design alternatives while preserving design intent
  • Assisted in the design of specialized security controls required by tenant Beats by Dr. Dre
  • Core/shell construction cost was approximately $13,500 per space
  • Project Management services were provided while Principal was engaged by Hackman Capital Partners
