Legado Companies retained Urban Strategies to assist with the design, constructability and value engineering for this mixed use development containing 63 apartments and 15,000 s.f. of retail space, one block from the beach in Playa del Rey. While still in the Schematic Design Phase, Urban Strategies led the team to revise the design for improved constructability, greater efficiency and reduced construction cost without sacrificing the "beach vibe" of these near-luxury apartments.

Key Accomplishments:
  • Recommended reducing the number of unit types and standardizing the configuration of kitchens, baths and fenestration
  • Recommended consolidating the two residential towers to simplify the structural design
  • Recommended alternate building materials for balcony railings, exterior siding and roof deck materials
  • Advised on the specifications for less expensive glazing system to maximize visibility, improve performance and minimize cost
  • Assisted the Client to evaluate alternate framing systems resulting in the use of prefabricated florr trusses to speed construction, increase structural quality without increasing construction cost
  • Led design meetings with the Architect, Engineers, Consultants and General Contractor to ensure design coordination between the different disciplines and accelerate the completion of design documents
  • Led the value engineering effort with the General Contractor and design team to reduce construction cost by more than 15% while still in the Schematic Design phase
