Urban Strategies was retained by BRE Properties to review the Schematic Design for this six story mixed use development containing 482 apartments over 40,000 s.f. retail with a subterranean parking structure. Based on previous experience managing the development of similar mixed use developments and researching the design of recent projects, Urban Strategies recommended design modifications to improve functionality, simplify operations and enhance commercial leaseability of this project. Recommendations were reviewed in consultation with BRE Properties, Thomas Cox Associates Architects and Leasing Broker Tim Bower of CBRE.

Key Accomplishments:
  • Reviewed residential, commercial and loading vehicular access, control and circulation for improved efficiency and ease of traffic flow
  • Reviewed retail demising plan to improve leaseability for the targeted tenant mix
  • Reviewed the architectural signage program to improve identity and visibility for retail leasing, residential leasing and way-finding
  • Reviewed sidewalk orientations to enhance the visibility of retail storefronts, tenant signage, configuration of sidewalk dining spaces and residential access
  • Reviewed vertical and horizontal pedestrian circulation pathways
  • Reviewed layout and access control between residential, retail and guest parking
  • Recommended elimination of tandem parking spaces and inclusion of short term parking for retail spaces
  • Advised on the location and configuration of commercial and residential loading
